How to pursue claim for damage to vacation rental condo?

File a report with the small claims court, make sure you have good pictures....before and after if possible. Since they can always claim the condition was already like that when they moved in. Witnesses are good but before and after pictures are better. Bring a copy of the rental agreement, make sure you have a signed copy. Clearly state the damage, cost to fix, and terms of the lease which bind them to paying for the damage. Dont complicate it with extra information. Make it plain and simple, so the court doesnt have to sort though a drama filled mess. Definitly come looking professional with ANY & ALL evidence. It would probably be a good idea to get a price quote from the cleaning/labor/contractor company to bring to court to back up the amount of money you are asking for, or find prices of the items needed to fix the unit to the proper condition and bring documentation of those prices.
